I’ll prepare plans for an owner, builder, or contractor that a Town or City building or zoning department requires to review for permitting. I prefer to work with a builder/contractor, coordinating work with me. This process is found to be smoother and a more cost effective way of plan preparation for all involved. According to the building code, most home or business improvement projects do not require plans prepared by an architect. The builder/owner are allowed to prepare and submit proposed plans directly to a Town or City for review and permits. The bulk of my projects consist of patio roofs, interior stairs, garages, additions, renovations, as-built floor plans, life safety plans, and code violations. My background includes a degree in Architectural Engineering and over 30 years of experience in drafting using CAD - architectural, civil/site, structural, or MEP. Familiar with building codes, ADA (handicapped) codes, specs, estimating, surveying, construction process. I do not stamp plans. My goal is to provide you with a reasonable rate.
